Riva Prime simplifies the entire property acquisition process in Portugal—without requiring your physical presence. Here’s how it works when you authorize us (or a trusted representative) via Power of Attorney (POA):
Step-by-Step Process
1. Initial Consultation & Property Search
We discuss your goals (investment, residency, rental, etc.).

2. Secure POA (Power of Attorney)
You grant a solicitor or Riva Prime legal authority to act on your behalf.
POA is signed at a Consulate or locally with a notary.
Enables us to sign contracts, handle payments, and complete paperwork in your name.
3. Reservation & Due Diligence
A reservation contract (CPCV) is signed (typically with a 5-10% deposit).
Our lawyer verifies legal title, debts, zoning, and permits.
We negotiate terms and ensure no hidden issues.
4. Final Deed & Tax Payments
POA representative signs the final deed (Escritura) at the notary.
You pay the IMT tax (1-8%), stamp duty (0.8%), and fees.
Property is registered in your name at the Land Registry.

A local account simplifies transactions, reduces currency fees, and is often required for mortgages or utilities. It also streamlines rental income and tax compliance. What taxes and fees should I expect as buyer?
When purchasing a property in the Algarve, budget for 8-12% of the purchase price in total costs, including:
1. Purchase Taxes
• IMT (Property Transfer Tax): 1-8% (scales with property value)
• Stamp Duty: 0.8% of purchase price
• VAT (IVA): 6% (new builds only; resales exempt)
2. Legal & Professional Fees

3. Ongoing Costs
• IMI (Annual Property Tax): 0.3-0.8% of tax value but just over the value given to the property by the finances of the government not the value of purchase of the apartment which is much higher
